(We have an incredible view too) Your mileage may vary here because your site and situation are different. Adding the third floor gave us the extra space we wanted and was estimated to be around cost neutral versus the larger footprint. So we'd originally hoped for a 25x30 foot addition and scaled back to a 20x25 foot plus added a third floor. Edit to add: if I recall correctly, there was some sort of cut off where over something like 25' span was going to get more spendy with how the beams had to be configured or made. I'm in New England USA, about 1 hour from the nearest medium-sized metro. With regards to the beams themselves, I just asked if they could make it in such a way that we could box it with a decorative wood facade, since the beam itself looks like a bunch of wood sandwiched together. Engineers, builder, and architect worked together on the plan. Our whole addition project, which is nearing completion, was three stories, 75% interior space and 25% porch space, and price will come out at around or a bit over 300k. Our 20' engineered wood beams were around $5k. As bringing the cost up, I don't think that is his intention, he is just looking out for you and he wants to make sure you have a safe structure, not to mention the materials involved to meet his details you talking about a few pieces of lumber and some hardware. I'm sure he will give you the valid reason why you need that.

But regardless where the point load comes from, it must be supported by a new beam you install to replace the wall which is being removed. If the framing above is an upper floor, generally, but not always, there will be solid blocking in the floor cavity directly under any point load between the subfloor and the top plate of that wall. Point a load can come from a beam above, maybe a post above which is supporting something, etc. point load could be coming down from above and bear on that wall. With that being said, you have to remember, that sometimes even with a non-load-bearing walls, there could be some sort of a concentrated load,i.e.

You cannot even make a truss repair without engineering detail how to make that repair. Hard to determine the reason without seeing what is going on there, specially when dealing with trusses.
